i/A was the Architect and design team leader for this multi-phased, 512-bed student housing development on a historic site in downtown Richmond, Kentucky along Eastern Kentucky University’s western border. The project was designed and constructed design+build as part of a public/private partnership contract.

The program consists of 128, four-bed, four-bath units – each with their own kitchens, living areas, laundry facilities, and patios. Each of the two primary buildings were designed and constructed in two different structural systems: wood framed and steel-framed. Lessons learned from the cheaper, yet less durable, wood-framed phase one building led to the decision to construct the identical phase two building out of steel frame and concrete planks.

In addition to the housing component, Grand Campus Communities (GCC) also consists of various smaller support projects including a student study center, pool and exercise facilities, recreation rooms, a nature preserve with walking paths and pedestrian bridge. The bridge itself required a high level of coordination with state and local governments as well as a high level of engineering-focused design. It was also coordinated with EKU to function as a “gateway” to the University.
