What started as a garage expansion and back porch renovation project quickly grew to include a playroom addition in the bonus space above the garage.

The garage was completely demo-ed taking it down all the way to the footing. The garage was deepened and widened for ease of access for vehicles and the roof reframed to tie into the rest of the house and shed water properly. Fiber-cement board siding was installed on the gable above the garage and a copper roof to wall flashing at the base of the siding transitioned to the shingle roof. The brown shade of the Haas garage doors coincides with the brown gutters around the house.

The playrooms were floored with LVT, Terrain in color Grove, for durability. Sugatsune soft close pocket doors were installed to decrease the chance of smashed fingers for the kids and a longer life for the door. A custom built-in desk was added to the daughter’s playroom for a crafts area.

The back porch saw an extensive renovation including a ventless fireplace insert with a stone façade: Boral, Country Ledgestone in color Echo Ridge. Included is a drainable lath behind the stone to allow for a proper drainage plane and air gap to increase the longevity of the facade. The fireplace is complemented with a locally sourced barnwood timber mantle, stained and coated to withstand the exterior elements. The ceiling, also locally sourced barn wood was milled to a tongue and groove and stained on all sides to seal the wood as much as possible from potential moisture. Both the mantle and ceiling were finished by Doug Burton of Burton Made located in Lexington. Flush heaters, can lights, speakers and fans all in an Oil Rubbed Bronze finished helped to merge flawlessly with the rustic ceiling. Tile flooring: Topcu brand from the Tibet collection in color Brown, covered the exposed aggregate concrete slab for a more finished appearance. The crowning feature is the concealed retractable Phantom Shades by Fulton Fine Woodworks. The shades can be lowered and raised at the touch of a button. The combination of the 5 Fostoria heaters and 2 Haiku fans will allow the client to enjoy the space comfortably virtually year-round.
